Looking for the ideal houseshare

My fiance and I are looking for a house share in Newport so we can save for our wedding.

We both smoke so a smoking property would be preferred although we are happy to smoke outside.

We have a bearded dragon and a corn snake so these pets would need to be allowed.

Ideally the property would be within walking distance of the train station and passport office (I will be working there part time). I am also a full time student doing placements in Barry so a quiet property would be fantastic. My fiance could be working very early morning shifts so a party house would not work for us.

Any experienced house sharer will tell you that sorting out bills can be an utter nightmare so we are only interested in properties that include all bills.

We both have quite a lot of stuff so we need a pretty large room (en-suite would be amazing but not a deal breaker) Whilst I don't have a car currently I will in september so parking would be awesome but again not a deal breaker.
