STUDENTS - Large Bedroom in Luxury Flat to Rent

I'm looking for a new flatmate to replace my current flatmate who is moving out at the end of August.

About the flat:

2 large bedrooms, 2 bathrooms (en-suite in my room), large living room/kitchen area, balcony.

The address is 24 Gourlay Yard, and is about 15-20 minutes walk from Dundee Uni. The flat itself is very nice, with a glorious view over the River Tay. It also has adequate car parking space, and a secure phone entry system. Rent is £337. 50 + bills, which I consider to be pretty cheap for the quality of the flat. We also have very fast broadband which has been paid for in advance, so you don't have to contribute anything!

About me:

Currently 3rd year student at Abertay University, studying Sport & Management. I consider myself to be friendly & outgoing, but also like time to myself. I do enjoy nights out, but as next year is my final year at Uni, the nights out will be slightly limited. I'm very neat, clean and organised (unlike my current flatmate), so keeping the flat tidy is important to me.

PS - Tenant MUST be a student due to council tax reasons. Deposit is £400, and the room will be mostly unfurnished. I am happy to try and help you with obtaining furniture, but there is plenty of storage space already. All that is really required is a bed. Lounge/kitchen is fully furnished. I really cannot emphasise the quality of both the flat and the location. The view from the balcony overlooking the river is one of the best in Dundee.
