Single bedroom in lovely quiet house

Us: We get along well & have friendly chats in the kitchen etc. but we mostly do our own thing. We're fairly quiet & have early nights (retiring to bed at around 10/11pm). We do have hobbies though, such as playing guitar and kayaking.

We want: Professional in their 30s-40s. Someone who's quiet, especially after 10pm/before 7am. Doesn't have people round very often! Very reliable with rent & bills. (Bills are around £150 each per month, maybe a bit more in winter). Landlord lives next door and neighbours are mainly retired, so no parties! Someone who won't fill the house with stuff/clutter. Sorry we can't have dogs, but open to cats. Not for students I'm afraid. Also we may foster some kittens so a cat-friendly person would be good :)

The House & location: Beautiful big house just past Long Ashton, 3 miles south of Ashton Court. Gorgeous country views. Frequent buses to Bristol. On the Bristol-Nailsea cycle route. 5 mile drive to central Bristol. Quiet, rural. Open fire in the lounge. Single unfurnished room.
