Generous double room, single occupancy only.
Comes fully furnished with double bed and reading light on it, sprung mattress with 3" memory foam topper for extra comfort :) Built in 75cm wide wardrobe with 2 hanging rails. Chest of drawers, built in cupboard floor to ceiling with shelves. Desk and desk light, chair. Room arranged so have desk area, dressing area and sleeping area with the chest of drawers at the end of the bed for anyone who wants to put a smart TV/Monitor in it for lazy viewing/gaming..... ;)

Current tenants are all very friendly, respectful and enjoy living in a calm, clean and tidy house, so contribute to keeping the house in a good state in-between the cleaner comes, and are v sensible to use headphones for loud music, do not have parties etc etc.......!! Drug (illegal) free house, so any 420 people or other illegal drug user applications not welcome as you would not fit into this household. No disrespect to anyone and their own choices, each to their own, just not suitable for a tenant in this house!! ;)

The house is a terraced Victorian with:
-Shared living room, 50" HD TV with cable TV basic package (can HDMI plug in whatever you want for extra such as laptop, gamestation), 2 fully reclining lazy-boy chairs, large sofa, coffee table and ornate fireplace (to look at not to use), other chairs.
-Main bathroom, large cast iron roll-top bath, double size shower unit, sink, toilet and storage, including sensor switch LED lit mirrored unit above the sink and 2 cupboards.
-Kitchen, fridge freezer, range cooker all electric with 5 hobs, 2 ovens and grill, double bowl sink, dishwasher, microwave which is also an oven and grill, dining table and storage which allocated to each room and communal. Loads of communal kitchen stuff to use if you do not have your own.
-Utility room, washing machine, fridge, freezer, storage, access to garden.
-Shower room, shower, sink, toilet.
-Garden is West facing so lots of light and sun when we are blessed with it coming out!! :)

***** There is on street parking which is NOT resident permit restricted, however the parking has got a lot more difficult since covid started and lots more people working from home, so it would better suit someone without a car or has one but does not rely on it for day to day use needing guaranteed parking on the same street of the house. If you don't mind it being parked round the corner etc sometimes then no worries ;) *********

* Local amenities:
The area is now extremely popular! Just round the corner you have the Greenbank Pub which does great food, live music and even art exhibitions and excercise classes. Also just round the corner is an organic food shop and cafe, convenience store, the area has a good buzz and great vibe! 2 mins walk away you will find St. Marks Road this has a great vibe too with many shops including butchers, bakers, pharmacy, grocery store where you can buy fresh fruit and veg from all over the world, worldwide spices, meats, fish and seafood, a deli, pub, restaurants, take aways....the list goes on and if thats not enough a few mins walk further you find Stapleton Road which has plenty to offer and then Eastgate centre with many highstreet shops, a 24 hour Tesco and Ikea, then the very popular Eastville park :)

* Commuting:
From the house I walk to Cabot Circus in 20 mins, Bristol Temple Meads in 27, Broadmead/BRI hospital 25ish.
The Bristol-Bath cycle path just a couple of blocks away.
Public transport links are excellent, busses to the centre are a plenty, v frequent and the bus stops only a few mins walk away, also buses to Fishponds and beyond, Frenchay, Filton etc.
Stapleton Road train station just a couple of minutes walk away, links to Bristol Temple Meads, Parkway, Clifton etc (journey only 5-10 minutes. For thoes with bicycles there is an indestructible (without a long time using angle grinder cutter) motorcycle chain (very long) attached to the railings of the front garden which tenants use to attach their bikes to and are hidden from the road by a by a low brick wall and hedge, that and the fact that the area has v low theft rates now means that no thefts of bikes from the property have ever (not guaranteed won't ever) happened. Also if you are super protective of your bike you can take to room or back garden which is very well protected, although I would prefer not due to damage done to the house in the past because of doing so, if very careful doing so that's fine!! :)
