Big double room availalbe in very spacious house.

Hello,
My name is J-B and I'm leaving Bristol at the end of the month, so I'm looking for someone to remplace me in the house I've been living in for the last year and a half.

The room :
Really spacious and bright, there's already a wardrobe and double bed. (Black desk and smaller wardrobe on the picture not won't be there)
The house:
Big two-leveled semi detached house.
Upstairs :3 rooms+ bathroom
Downstairs: spacious and relaxing living/dinning room with coffee table TV, xbox , dinning table ,furnished kitchen + washing machine.
Outside : garden, parking and really nice covered terrace, enjoyable during summer at night.

The location :
The house is located on a quiet street just around the corner of Fishponds road.
There's a bus stop ( 15 mins to town) and convenience store just around the corner.
Supermarkets ( aldi, morrisons, lidl,) are just 10 mins walk up the road
Fishponds' bars and cafes are 5 mins further. Exercice4less Gym (£10 a month) 10 mins walk from the house)

The tenants :
Tom 25 yo, english , full time student at UWE.
Aimar, 23 yo, spanish, full time waiter in a restaurant.
Theses guys are nice and relaxed, as well as tidy and quiet. They both work a lot and enjoy watching tv and chatting at night. and why not going out for a couple of drinks once in a while.

The ideal tenant : male or female, 20 to 30 y. o
Tidy and sociable at the same time. Student or full time worker. Must have good references. References will be checked.

Bills :
AGENCY FEE : £91 a ( you will be put on the contract buy The Letting Game ( agency))
RENT :£375/month
DEPOSIT : 1 month rent refundable deposit+ 1 month ahead
TV/BROADBAND VIRGIN MEDIA + SKYSPORTS : £28/month
COUNCIL TAX: £44/month
WATER : £9/ month ( debit £18 every two months)
GAS & ELECTRIC : approx. £10 depending on heating usage. ( gas and electric meter pay-as-you-go)
