This is a double room at garden level of a family home and not a house share. Owners live on the floors above. It is more like a studio with its own entrance but not self contained. Only available until the end of June.

We are looking for someone who respects our property and is clean and tidy.

We have had the floor stripped over the summer and the hallway has been recently carpeted. We would appreciate a no heels policy in the room.

Students preferred. Strictly no smoking on the premises.

Fully furnished with double bed, TV, sofa and washer dryer. Bed linen can be supplied if required.

Sole use of small, basic but functional kitchen. Sorry, no dishwasher!

Virtually sole use of a shower room with loo.

Fast Virgin Media WiFi included in the rent.

We are in a residents parking zone with no spare permits available so there is no parking between 9 a. m. and 5 p. m. weekdays. We would prefer someone without a car.

Warm and secure, fully double glazed. Excellent location for University and city centre with good bus and train links and supermarkets, shops and restaurants nearby.

We have a small dog which may be in the front garden at times so you need to be comfortable coming onto the property when he is out. He has no access to the part you would be renting.

There is no formal insulation between the floors so some noise may carry.

Happy to consider a couple. As rent is inclusive of all bills, there will be a small increase for a couple to £200 per week.
