Flatmate Wanted for Huge 2 Br Garden-Flat

I am looking to share this huge bright 2Br garden flat in Redland with one other person.
My current flatmate will be moving out by August 25.
The total rent is $1325 of which you would pay £625 for the smaller of the two bedrooms. (If you'd be interested in the huge bright front room and can pay £700, I'd consider switching rooms too).

Living room, kitchen, two bathrooms, basement and garden are shared and have to be taken care of together. There is a dedicated parking space that you are welcome to use.
The flat is partially furnished throughout with the exception of your room. If you do not have furniture you are welcome to borrow my futon for a while. If you do, there's plenty of extra space for your furniture in the common areas.

Before you contact me, make sure you understand that this is not just a room rental, rather I am looking for a new flatmate to cosign a new tenant agreement; you will have to sign a 6 months lease and pay a security deposit of £897.
Half of the bills per months are about an extra £120-130 for council tax, electricity, gas, water, and internet. We will be responsible for the flat and garden together.

(While the default to pets is 'no', a cat could be negogiated)
