Decent sized room available in 2 bed fully furnished flat in Redland as I am leaving Bristol and require a replacement tenant.
I will be leaving Bristol 10th December so you can move in then but tenancy doesn't officially start till 26th December.

The bedroom available is a large double and is fully furnished. Bathroom and Kitchen are small but functional, the living room is cosy and warm, with great views of the city.

The Flat itself is located at the top of large house, with fantastic views of Redland, Cotham and St Michaels Hill.

Location is superb, 1 minute to Whiteladies Road, 10 minutes to University of Bristol, Bristol Old Vic Theater School and 25 mins walk to City center downhill.

You will be sharing with the current tenant who is a student at the Old Vic Theater School and is looking for a fellow 18-30 tenant, students and young professionals welcome ( I was a yo-pro working near cabot circus).

Costs!:
Rent PCM: £475 ( required 1 month in advance)
Bills (Internet, Gas/electric, Water) £40 approx PCM
Council tax: £92 pcm (exempt if you are student)

Chappell and Matthews Letting Agent Fees:
Deposit: 1 months rent (£475) returnable of course.
Referencing and signing fee: £300 (waived if you pay say like 6 months in advance I believe)

Ideally, tenant would have signed all forms and paid fees and 1 month rent advance by 26th December.

Up front fees total: £1250 (includes 1st months rent)
