The price includes all elec, gas, tv license, council tax and broadband (wifi only, no cable). Elec and gas are subject to fair usage. The tenant will also receive allocated fridge and freezer space as well as own dry storage space. There is full use of a washing machine however there is no tumble dryer. There is also full use of a commercial grade kitchen from before the property was converted to residential use.

The room is unfurnished, however some furniture may be arranged at an additional cost.

Smokers ok, no dss, no pets and ZERO TOLERANCE on drugs.

Guests and visitors welcome to visit aslong as they act and behave appropriately. There is no communal living room.
