Furnished Double room in professional house

I am a 28 year old professional living in my 3 bedroom home. I am looking to rent out 1 room complete with in built storage, solid double bed and additional external storage.

About me:
Complete Movie & TV Geek!
I have a pet bearded dragon (lizard) who is very cute and completely harmless.
I am currently single and so will be the only other occupant in the house.
I like to keep the house clean and tidy but I am not obsessive.
I am a sociable person who enjoys movies and gaming along with going out with friends. I also play the guitar and sing so will occasionally need to practice, but I only do this at reasonable times.

I work full time as a Compliance and Quality Manager for a software company.

About you:
Esentially as long as your preferences mesh with the details about me Im sure we will get along.
If you are a smoker then unfortunatly you wont be able to smoke in the house, but I am happy for you to smoke in the garden.
Only certain types of pet would work because of my lizard so let me know.

About the house:
The room available has just been re-painted with new carpet put in. The kitchen and bathroom have just been re-done so they will be nice and new.
There's a bath and shower and the kitchen is fully fitted with everything you could need except a dishwasher so its old school on the washing up Im afraid.
Im happy to share the lounge area within reason, so if you are also into your movies or gaming, then there are fun nights of that to be had.
The house has a front and rear garden so BBQ's are always possible in nice weather.
I have a long drive so off road parking is not an issue.

Some additional storage space may be available.

I also have some exercise equipment which you are free to use if you want to.

House is equipped with broadband.

About the location:
The house is situated in a nice family orientated area of Leagrave (Luton) and is only a 15-20 minute walk from Leagrave Railway station, which runs directly into London and onwards to Brighton in one direction and Bedford the other.
There are lots of shops a short walk from the property including a tesco express and a large Sainsburys.

So to summarise I am looking for a tidy friendly person who will look after my house and its contents during their stay.
Rental price includes all bills but not sundries such as cleaning products etc.
Deposit required will depend upon length of tenancy.
