Our tenants enjoy an excellent standard of living because we maintain our houses well and carefully recruit new housemates. If you become our tenant, you will have a lovely, restful home to live in and great housemates to spend time with as you want. Every housemate is a working professional who's friendly and easy going, having been recruited by us personally (no agents!).

This house is in a lovely location 2. 5 miles from the centre of Reading on a safe, quiet road in Tilehurst, with easy parking (including some off road spaces) and everything you need nearby:- Waitrose, Co-op and other local amenities are a short walk away, as is Reading's best bus service which runs into town every 10 minutes.

This large double room is available from January 30th (subject to the usual reference checks etc.). We are specifically looking for a female house mate to maintain the current balance of the house.

The room is tastefully furnished to a high standard including a comfortable orthopaedic mattress, two chests of drawers, wardrobe, and a bedside shelf unit. The room has a TV point delivering both Freesat and Freeview. High speed Virgin broadband is delivered wirelessly throughout the house.

The en suite bathroom is of the same high standard as the room (see pictures).

Please note that all our rooms are for single occupancy only (but visitors are no problem).

The shared living area has French doors opening onto the well-maintained garden and patio with table and chairs.

The kitchen is fully equipped including oven, hob, dishwasher and two fridge/freezers. Each house mate has their own fridge space and a separate kitchen cupboard.

In the lounge there's a wall-mounted flat-screen SMART TV plus a Blu-ray/DVD player.

Modern, high quality laundry facilities (both washing machine and tumble dryer) are also provided for use at really reasonable rates (only £1 for a standard wash).

The rear garden is private and well maintained, with a table and chairs on the patio and a rotary clothes line in the far corner.

At the front, the drive can accommodate 2 cars and there's plenty of on-street parking with no need for a parking permit. Secure bicycle storage has also been provided for up to 4 bikes.

The location is within easy reach of all the main business centres and the M4. Here's a summary covering the shops, amenities and transport options:

* Bus stop: 1-2 mins walk. The no. 17 bus has free on-board WiFi and leaves every 10 mins, taking approx 15 mins to Reading main station

The all-inclusive rent covers all bills (council tax, TV license, utilities, broadband, etc.) as well as a weekly cleaner (for all communal areas and bathrooms) and regular gardener.

We actively manage all of our houses to keep them up to spec and a property manager is always on-call to sort out any issues as quickly as possible.

Our fees are much lower than most professional letting services: just £30 on moving in and £50 on moving out.
