Furnished double room in well presented home

A bit about my house...
I bought the house about 3 years ago, but I still have the estate agent pamphlet, so here goes...

"A very well presented two bedroom staggered mid terrace family home situated in this sought after location. This property offers well planned accomodation with the following features: *Fitted kitchen *Secluded rear garden *Period features *Cloakroom (toilet) *2 bedrooms *Double glazing *Entrance hall *Offroad parking (i park there, but plenty of non-permit parking) *2 reception rooms"

I've furnished the house well (in my opinion), and the room is also furnished, although i'm willing to remove if necessay. The room itself is 11'4 x 11'4 which is a decent size. I've got all the usual extras including decent tv, wireless broadband, lare dining table for socialising etc etc.

The house is situated in Earley which has it's own train station and there are plenty of buses into town which is about 2 miles away (less than 10 mins by car, 30 min walk)

A bit about me...

I'm currently working as a Scientist at Procter & Gamble, but don't let that fool you. I'm not a geek, promise! I'm easy going and like to enjoy life and often socialise with friends, whether that be at pubs, clubs (although i can't handle it as much as I used to!) or a dinner party (sounds more civilised than it is). I'm relatively clean and i like it when i have a tidy house, however i'm not OCD!

A bit about you (hopefully)...

Although i'm a live-in landlord (that makes me sound old), i would want you to make the house feel like your home, but as such, treat it like your home (with respect!). As i said, i'm very easy going and would expect you to be the same... i'm not into arguments! The lounge has a very comfortable sofa bed, and so there is always somewhere for guests to stay (within reason).
