Amazing riverside house with private island!

I'm an easy going professional who's been living in a 2-bed riverside house in Clewer Village for the last 18 months... My housemate's moving to London, so I'm looking for another guy to share with. The room is available from 1st June, rent is £650pcm, which includes all bills, council tax, TV licence and broadband. I rent through an agency, so there will unfortunately be some referencing fees etc. involved.

The house is in a great location, 10-15 minutes' walk to the town centre and both stations, plus 2 minutes' drive to the M4 if you're a commuter.

The room is an unfurnished small double, though the guy moving out has recently furnished it so would be willing to sell the double bed, wardrobe etc. All communal rooms are furnished, including a large living area with dining table, sofa and flat screen TV, kitchen, bathroom and second separate toilet. There is also off-street parking, a small front garden and a small patio area out back with garden seating... this leads onto a communal lawn on the river - and a bridge over to the island! The island itself has a Summer house and BBQ, perfect for games, slinging a hammock, and laid-back Summer parties :)

I'm looking for another relaxed guy who's easy to live with, I work regular hours and tend to live pretty quietly Monday to Friday apart from the odd beer or two, so I'm looking for someone similar. I'm away a fair few weekends so not always around, but may occasionally have the odd person or two down to stay on the futon, and you'd be welcome to do the same.

Although do smoke, I'm a fairly light smoker and I prefer to live in a smoke-free house - so I will only be smoking outside.

I've lived in numerous shared houses in different parts of the world over the years, so I feel I'm pretty accommodating & easy to get along with... I enjoy a good movie / series, good food & a few ales (whether home-brewed or bought!), so if I sound like someone you'd be up for living with then please get in contact & let me know a bit about yourself.
