Excellent Condition Double Rooms 2 Rent

Hi,
I have rooms in a modern and newly decorated house., There are both single and double rooms available.
I have a main bathroom as well as a second wc and shower room . The house has had alot spent on it and as such, I am quite selective on who I let to , so would like to have a chat /meet with potential tenants to decide on suitability, But on the plus side you will not be dissapointed as the house is very nice.
I have a victorian roll top freestanding bath , with real traventine stone tiles, towel radiator , with a modern toilet and basin. Downstairs I have a wc/shower room with a thermostatic power shower with a rainfall head as well as a free handheld / adjustable head. The floor is real Italian capachino marble , with a modern basin unit. Real oak wood flooring in hallway an living room. The living room is huge with tri fold doors which open fully to a patio area. Kitchen has a range cooker , Belfast sink and solid oak worktops.

I am looking for clean, considerate, and respectful people. Must have a reliable job and be able to pay on time. There's a deposit of approx 1 month as well as 1 month in advance to pay. A contract would need to be signed , it will have a 2 month cancelation notice period . You will need work reference as well as 2 forms of I'D, one of which must be a photo I'D.
Bills are included but heating is based on a fair use policy , ie, can't be run continuously all day so will need to be agreed amongst housemates and landlord. No fan heaters allowed.

As for me, I am a very responsible landlord who actually cares about his tentants as well as keeping everything working perfectly in the house.
rooms available from £480 -£550 per month (depending on size of room). Inclusive of bills .

Ps. The front garden still needs work however does not effect living in the house, or gaining access. I am planning to spend a lot if money on it in the future to get it looking perfect.
