Double room to let in happy quiet house

Hi
You would be living in my house with just me and my cats, two of which are scared of their own shadow.
You will have access to a shared bathroom and living area if you wish.
The double room is a good size with double bed and linen if in need, with plenty of drawers and wardrobe spaces.
The room is also very light and airy, but also cosy/warm in cooler months, as this is where the airing cupboard is situated.
Outside area has a good size decking and can be lit up at night.
I'm a happy easy going soul who has a fairly quiet life.
On occasions I like to have friends over for drinks either in or outside weather permitting.
Smoking is fine but not in the house.
We live on a very quiet road not too far from the London Road to either M40 access, train station and town center which can be walked in 20 mins or so.
No DSS/Credits sorry.
