Room in clean, comfortable, friendly home

Hi,
I am a live in landlady. I am renting out 2 rooms in my home. The single is now becoming available again, the person leaving has been here for 2 years. He is leaving on the 20th and then I will refresh the room, you could choose what colour you would like the walls painted if you like :-) The room is clean, warm and comfortable and is lockable. 12x6 it has a single bed, built in wardrobe, chest of drawers and shelving units. The house is in Bradville, close to local amenities, south facing garden, parking, Wi-Fi, washing machine, dishwasher, cleaner and gardener (me). Kitchen, lounge, upstairs bathroom and toilet, downstairs toilet. There is a garage which is used for storage, you wouldn't get your car in there, but a bike would fit. Smoking is permitted in the garden, not in the house.
It's £400 a month inclusive and £400 deposit. Happy to make the room unfurnished if you prefer to bring your own stuff
I am friendly and easy going. I just expect people to be considerate of one another. The other lodger is a quiet man, he usually works nights. Would you like to take a look?
