2 double rooms available from January

Large double room and slightly smaller double room within fairly quiet house. I am the landlady and have two adult children who have left home...been there done that ready to move on. I am a full time student and study at LLandrillo college. I get on really well with all my fellow students who range from 20 to 52 in age. However I am looking for someone independent and confident who will not expect me to "look after" them. I don't mind sharing cooking but that also means sharing cleaning too. The house is located close to the bus stop and shops and is a twenty minute walk from town. The rent includes use of shared bathroom. kitchen, dining room and garden. There is also space for off road parking. The lounge is a shared area if you wish I am fairly quiet and clean. You will be expected to clean up after yourself and not create disturbance. Visitors to be agreed. I am quite flexible and lenient however I will not tolerate excessive drinking, swearing or unagreed behaviour and there is an absolutely no drugs policy. If drugs are discovered to be in use there will be immediate eviction and the police will be informed.
One room is a furnished double including wardrobe, chest of drawers, bedside table, and large shelved recess. It is big enough to accommodate an armchair or small sofa. The other room is alightly smaller with a double bed, wardrobe, chest of drawers, bedside table and small set of shelves. There is a shared washing machine and tumble dryer in utility room. There is a back garden with two seated patios and separate drying area. The front garden is paved with off road parking for two cars
Anyone applying will need references that can be checked out. The rent includes basic utilities but not food and not your personal bills such as mobile phone. You will be responsible for your own shopping, meals, laundry and keeping your room clean. I will provide one set of bedding but then its up to you, the original set to be returned in same condition when you leave.
Tenants are required to pay the security deposit in advance. Rent may be paid weekly or monthly on the first day.
I will consider short lets at £100 per week.
