Furnished bright double room with sea glimpses

£400 per calendar month, payable on the 1st of each month.

Any and all bills are included in the rent(council tax, TV licence, electricity, phone, broadband, water etc).

Hello prospective housemate, my name is Nick and I'm looking to let out the master bedroom on the top floor of my three story terraced town house. The room is south facing with sea glimpses and has it's own hard-wired 50Mb broadband connection (optional wireless as well). It is fully furnished with a double bed, integrated wardrobe, chest of drawers, bedside table and computer desk/chair. There's also a 32" High Deffinition TV and Sky+HD box with the entertainment package (all included in the rent price). A lodger would also have shared use of the spacious main bathroom (bath, shower, WC, sink etc.) which is just next-door to the bedroom. The other room on the top floor is the bedroom of my other lodger who is a female student. The middle floor is where the main kitchen and living/dining room are. The shared kitchen has the usual amenities, fridge-freezer, microwave, electric cooker, toaster, kettle etc plus a small breakfast bar and small screen TV. I tend to use my own little kitchen on the ground floor, so you would normally only be sharing the kitchen with my other housemate. The livingroom runs the entire length of the property and has a dining suite, large screen 3D TV with SKY+HD and a comfortable bed-settee for any visitors. Like all the rooms on the south side of the house it is very light and airy thanks to large (double-glazed) windows. The ground floor is where the utility room is with a washing machine, tumble-dryer and access to the small patio garden (also south facing). My own bedroom and en-suite are also on this floor. The layout is hard to describe, best to see it to check if it would be to your liking really.
The house is in the outskirts of Alverton which is one of the more quiet suberbs of Penzance. The 10min walk into Penzance town centre is a pleasant one with tree-lined streets most of the way. The Co-op and Lidl on the sea-front are also within easy walking distance as is the local leisure centre/swimming pool. I consider myself to be reasonably house-proud, I try to keep up with the washing-up, hoovering, taking out the rubbish/re-cycling etc though I am by no means perfect in this respect. I'm also very considerate of my housmate, such as turning the volume right down on the rare occasions the TV's on after midnight and I'm very light-footed on the stairs. I'm a fairly quiet person who doesn't go out much and often keep to myself. So you're unlikey to find me staggering in at 2am from a club knocking everything over (I inherited my mum's lack of alchohol tolerance). I hope and expect any lodger to be as considerate of me and my property as I am of them and theirs. I have had several unpleasant experiences with previous tennants over the years (theft, non-payment of rent, property damage...), I don't take a security deposit, but failure to respect me, my housemate or my property will result in my asking you to leave.
My housemate and I are both fond of films, video games, TV and anime and sometimes share our passtimes in the livingroom. If you'd like to join in you are more than welcome. Though in general the livingroom is rarely in use, particularly in the evening/night.
