We have one single bedroom in a shared house available from 1 October 2013. It is ideal for a postgraduate at Durham University for the 2013/14 academic year.

The cost of the room is £53 per week, or £229. 66pcm, not including utilities.

The room is downstairs, with a hardwood floor, and is furnished, including a bed, wardrobe, desk, chair, drawers, and shelves.

The tenants in the other rooms are a post-doctoral researcher and his wife sharing the large double room, and a phd student and his fiancé in two rooms.

One of the tenants has a cat, who is very friendly and spends a lot of time outside.

The house has been fitted with double glazing, cavity-wall and loft insulation. The kitchen includes all modern amenities such as several cabinets, gas hob and electric oven, a large Beko refrigerator, as well as a microwave, toaster and washing machine. The kitchen was recently refurbished with new flooring, paint, and lights.

The bathroom has very recently been re-tiled and has a newly installed electric shower. There is a separate toilet.

The entrance foyer has an under-stairs cupboard for storage. The living room has a gas fire and central heating boiler which is gas-safe certified, and includes a large television.

The back garden is large and includes a picnic table and apple trees. There is a lean-to greenhouse useful for storage and drying clothes.

The area is lovely with well-kept houses and good neighbours. There are security lights at the front and back of the house and full hard-wired smoke and fire alarms.

Nearby is a Tesco Extra, the Dragonville Retail Park, a small Sainsburys (open 7-11 daily) and several other shops. It is a 20 minute walk to the Marketplace/Bailey and 25 minutes to the University Science Site.

Overall it is a light, welcoming house with a good layout, ideal for three or four postgraduates.
