Nicely decorated and carpeted room in old miner's cottage, cosy house with a lot of character. Rural location with loads of walks nearby and a cycle track into Durham. I have some great neighbours, people go to the pub together here.

Because it is outside Durham it would probably suit someone who is working or a postgrad or older student. You could manage going into Durham without a car but it will probably suit someone with a car best, unless you are a keen cyclist.

Landlord is a potter and outdoory. I have a small friendly cat.

House has a large kichen leading through to a sitting room with a woodburning stove, and two bedrooms and a bathroom upstairs.
There is a renewable heating system - an airsource heatpump which saves on bills and is ecofriendly.

There's a nice garden with a woodshed at the bottom, with a grass roof. There is some outdoor furniture so barbecues and eating outside is possible when it¨s nice weather.

The garden is great for drying clothes but for when it's wet there's also a clothes airer in sitting room and this works really well.

Will also consider short lets.

Bills to share will be: electricity, phone/broadband and wood. (I get some wood for free). Water and TV licence are included. I can let you know how much the bills have been over the last year, I just need to calculate them, but they are reasonable.

Council-tax - it's in Band A.

Would suit an outdoory type and I am hoping to find someone who doesn't mind helping chop the wood for the stove!
