One or two clean, tidy and non-smoking lodgers to share large apartment on two levels above retail unit at 13 Bushmills Road, right next to the railway station in the centre of Coleraine.

This large flat is NOT registered as an HMO, so if there is more than one person wishing to share with me, you all will need to be in a relationship or related to each other as members of the same family.
[You are considered to be a member of the same family if you are the spouse (or you live together as husband and wife), civil partner (or you live together as if you are civil partners), parent, grandparent, child, grandchild, brother/sister, uncle/aunt, nephew/niece of the other person.

This is because any dwelling which is occupied by persons who comprise no more than two families is exempt from HMO registration in Northern Ireland (Part IV, Section 75 (1) of the Housing (Northern Ireland) Order 1992 [No. 1725 (N. I. 15)])]

I've set the weekly amount very low at £23 per week per lodger so I can be rather choosy.
This equates to a calendar monthly amount of (52x23)/12 = £99. 67 (which includes rates) payable by bankers standing order monthly in advance.
I don't really want anyone who won't be staying less than 13 months and the maximum stay would probably be about 12 years.

Electricity is on a card system.

Oil fired central heating.

Preference will be given to those who want to install (and pay for) unlimited Wi-Fi internet (at about £4 per week) that I can access. (There is, currently, a working BT line.)
If you have a large screen TV, or a vehicle, or love DiY and interior decorating, those are all qualities that would boost you up the shortlist too!

There will also be a performance bond payable in advance of GBP500.
If you're bringing a lot of expensive chattels and a large screen TV for the lounge, this will be reduced to GBP200.

On the first floor is a kitchen, small bedroom and 2 large reception rooms - one of which could be used as a large bedroom if that's your preference. Upstairs are two dormer bedrooms, one of which I occupy. All the rooms are large enough for a Queen sized bed, wardrobe and desk and still swing a cat.

your email address and/or phone numbers
biographical details (especially about how your favourite pastime is washing dishes, cleaning windows, wallpapering and painting - huge grin).

Q. What should you NOT do now?
A. Send me an email that doesn't contain any of the above information but, instead, asks a variation of "Is the room still available?"

Because I will remove this advert immediately when I have no further vacancy!
