One double room in modern house in Ambleside

I have one double room available in my home in Ambleside. It is a lovely room on the first floor, well decorated and with quality furniture. It is for single occupancy only.
The room has a double bed, double wardrobe with drawers, a chest of drawers, and a bedside cabinet. The room is currently set up as a guest room and the bookcase shown will be removed, leaving space for a small desk or storage space.
The house is situated in a quiet area, just five minutes walk from the centre of Ambleside, it has a garden and patio and also some parking available next door. There is a shared kitchen with two fridges and a small freezer, washing machine and dishwasher,, bathroom with pumped electric shower and bath, and a large living room with wood burner. There is also unlimited broadband. The garage has a large freezer and tumble dryer and room for one bike if required.
I own and live in the house and currently rent one room.
I run a dog walking and care business, so people particularly need to like and enjoy being around dogs, occasionally one or two dogs may stay overnight downstairs. I also have my own Border collie who is very friendly, and loves people to make a fuss of her.
I am looking for a friendly mature person of 35+ who works full time daytime hours who is looking for a peaceful, quiet place to live, and who will also enjoy living here with other people. They also need to be people that I like and trust.
The house is strictly non smoking and and only available to non smokers.
As I usually receive many requests to view, I will happily offer this over a short period before offering the room.
