Comfortable Double Bedroom Near City Centre

Double room available in Edwardian house in Derby. Please note that we can't offer ensuite facilities or off-road parking, although we live on a fairly quiet side street and parking nearby shouldn't be a problem. We have a forecourt for a small van or car.

The Location: Littleover is fairly close to the city centre, which is walkable in 25mins. Alternatively, several buses into town stop at the nearby local post office. You can walk to the Royal Derby Hospital in 20 minutes or use the hospital bus. Getting to Bombardier is by bus to the centre and then 10 minutes' walk. Rolls Royce is about 40 minutes walk but we would recommend a secondhand bicycle (10 minutes) as there is no bus option. Other local amenities include a small supermarket, several takeaways and restaurants, a bakers & other shops. A taxi to the city centre costs about £6

Room: All bills are included, as well as a light breakfast if wanted. You can use the kitchen when needed. The room has a double bed, wardrobe with a large drawer, writing desk w/ draw and table lamp, small bookshelf, shelving unit, and plenty of floor space.

House: We have Virgin TV, wireless broadband, internet, washing machine/tumble dryer, microwave and dishwasher available to use. The upstairs bathroom was completely refurbished and is just across from the door of your bedroom. You will have sole use of this.

Please note payment is in advance on a weekly or fortnightly basis. Cash/cheque/standing orders are accepted. We require 2 weeks deposit of £160 when you move in and proof that you are working - references please (including previous landlord if available). We are offering the 1st week's rent at half price. If you can't show these when you visit, you will not be able to look around - sorry, but no exceptions to this.

Please contact us initially by e-mail via the spareroom website with a few basic details about yourself, your job/ contract length and your interests & we will get back to you in all cases. Filling in the spareroom profile would also be helpful, as we are essentially looking for someone who will fit in the existing household. We will organise a viewing asap if you seem a possibility. From past experience, can we stress that in no circumstances will we accept anyone who smokes, even if they claim to only do so out of the house.
