Small room available in family home

Small single room to rent in Bideford, close to town and transport links. All bills included in rent ( extra for use of phone and food not included ) Household comprises of mother with 2 young children, 2 cats and 2 rabbits. This room would suit a respectful, tidy and friendly person - may suit someone whom works away and wants a steady base. I will need 2 refs one from a past landlord and 1 month deposit and 2 weeks rent in advance. We are a busy family and the house is empty most days in the week and we tend to be home most evenings - we are very friendly.
