Double room to rent in quite house

Hi my spare room is available to rent built in wordrobe
There is a washing machine and tumble dryer cooker kettle microwave in kitchen
sky tv in living room and wi fi in property
Price includes rent and council tax tv license
Electric is prepayment by key meter
There is no gas in building
Water bill is every 6 months and metered
The current tenants are me n my 2 year old son who is very quite and well behaved I can not take any pets or students due to a tenant in the past that came in at all hours 5/7 days a week steaming drunk
DSS will be no longer considered with out ref and deposits as past tennants have spent the money on there own stuff rather than rent leaving myself in a lot of trouble
