This single room is particularly suitable for older students / postgraduates (non-students welcome but Council Tax of approximately £35 pcm may be payable in addition to the rent depending on circumstances.) I am also prepared to consider a Monday - Friday let, price subject to negotiation.

The room is currently let but can be viewed. I may be able to let the room a little earlier than 22nd September if necessary.

It is on the ground floor of my warm, modern home, which is situated in a beautiful, quiet location just 10 minutes walk from Exeter city centre, the university, the bus station and 3 railway stations. The room is furnished with a single bed, wardrobe, chest of drawers, desk and shelving. All bills are included - including full gas central heating, wireless broadband, water, electricity, laundry, cleaning & washing up supplies, loo rolls etc. I can provide all bed linen and towels if required at no extra cost.

There is a cloakroom with toilet and washbasin next to your room; you will also have use of a bathroom with bath, shower and toilet, shared just with the other lodger.

You will share the rest of the house - excluding my own lounge and bedroom - with me, my other lodger and my three elderly cats. This includes the fully equipped kitchen (including a microwave, washing machine and dishwasher), a separate lounge / office with a sofa, desk, TV (Freeview) & DVD player, a large conservatory with a dining table and comfortable seating, and garden. I can store some bulky items in boxes or cases in my garage. There is no parking available but I can store a bicycle if you wish.

You will do all your own cooking, laundry etc, and will help keep communal areas clean and tidy. You will have a small amount of storage space allocated in the kitchen including fridge and freezer space. (A cleaner comes every week so I do not expect lodgers to undertake any general household chores.)

This is a fairly quiet household; while I keep rules to a minimum (the main one being that there is strictly no smoking in the house) you would be asked to respect the fact that the existing occupants work hard and need their sleep! If you regularly stay out until after midnight Sunday - Thursday, this is probably not the place for you I'm afraid.
