Dbl Room from Sept 1st in a nice, convenient house

We have a double room available from September in our very nice house on Oxford Road - convenient to the University (Streatham or St. Luke's), City Centre, and the St. James rail station. We're looking for male or female housemate who is mature, clean, and considerate. The room is on the ground floor and furnished with a double bed, small dresser, wardrobe and desk.

The house has a nice big bathroom, and a small second toilet. The kitchen was recently updated and features a gas stove/oven, microwave, and washer/dryer. The communal dining/living area gets lots of light. There is a beautiful garden space with a patio and table - great for sitting outdoors in nice weather. There is also one parking space available.

The current housemates are a male American PhD student, entering his 3rd year in the house, and two incoming female Masters students - one French, one German.

Rent is just £325/month with a £325 deposit. For how nice the place is and its location, it's a real bargain! Bills (internet, gas, electric, water - we do not have a TV) top out at about £50/month.

Please note that if you're not a student you would have to pay Council Tax. Also, the landlord spends time here in August for all or part of the month as his holiday, during which time we have to be out (we just put all our stuff in one of the rooms). We don't pay rent for that month as a result.
