Housemate sought for females' houseshare

We are both in our 30s, looking for a female (in employment) to share our rented terraced houseshare in St Thomas. We are both active and do our own thing, so there's a nice mix of having company but also having your own space.

We are looking for someone who is friendly, mature, considerate, tidy and, preferably, has a sense of humour! We see our home as somewhere relaxing and homely to spend our time outside of work, and therefore this is NOT the house for you if you are wanting to have parties, or want to have loads of friends over frequently. Guests are of course welcome, but we try to respect each other's peace and space.

We live in a 3 bed terraced house, with a shared living room and utility area, nice sized kitchen, suntrap courtyard garden and large bathroom (bath with shower). There is space for bicycles or similar in the shed. Our landlord is always helpful if we have a problem.

The landlord has recently updated the house with new carpets, new washing machine and shower, fresh paint, and has also refreshed the front and rear of the property.

It is situated in a great, friendly location, two mins from the river and its cycling paths, and only 10-15 mins walk from town/the quay. All the facilities of St Thomas are also just a few minutes walk away.

The room is medium sized with a bay window. It has been freshly painted and had a new carpet and curtains last year. The room comes with a double divan bed with storage drawers. Unfortunately the bed cannot be removed as there is nowhere to store it. There is also a wardrobe and chest of drawers.

The rent is £305, exclusive of bills. The bills normally come to about £80-90 per month, but this may be slightly more in the coldest months. We are quite careful not to waste power or use the heating excessively, and it would be good to find someone with a similar approach. We all contribute to maintaining clean, tidy and uncluttered living spaces.

There will be a parking permit available for on street parking, if you have a car (currently costs about £30 per year through the city council).
