Room Becoming Available Close to Centre

I own a Victorian 2 up 2 down end of terrace house. I have a double room newly decorated. Furniture is available.
I am a painter and decorator with my sister and this work often takes us down to Cornwall. I am back and forth between counties a fair amount. I like to share but don't want my place to become a doss house for friends etc (past experience). I am open minded and patient but need to be able to trust and rely on anyone I share with.
I have a little yard, there is road parking (annoyingly narrow road though!) very close to town and a short walk through the park to the beach.
I occasionally have a stupidly late night but I mean occasionally. Generally I am plonked in front of the box or doing something creative of an eve.
My boyfriend comes to stay now and then (who's living in Cornwall)
I would like to discuss rules and terms of stay with the right person as I would like to find the right balance with both parties.
The room has a shower and is light and airy. The house is quirky but sound and I'm always doing something new to it. Sorry no broadband but this can be discussed if necessary.
all cooking facilities available and there is a bath, washing machine, TV and dvd player, microwave, cooker etc etc.
