I am moving out and leaving a double room in a shared student house. The two house mates are 2 male students - one in his third year and 1 on a masters course.

The room is a good size and furnished with a double bed, bedside table, desk, wardrobe and chest of drawers.

The House includes a shared kitchen/living room, bathroom and additional toilet. It also benefits from a terrace out the back. It is a non smoking house however the current occupants do smoke outside.

The whole house was refurbished at the beginning of the tenancy with all brand new furniture and fittings. The house has permit on road parking out the front but a permit would have to be purchased.

Rent is inclusive of all bills, virgin broadband and TV licence.

The house is in a good location - 5 minute walk to both the university campus and the city centre. Also has Sainsbury's nearby and two corner shops within a short walk.

The tenancy runs until the 17th of August and I am looking for someone to take over my contract until then. A guarantor will be needed. Couples are accepted.
