Single Furnished Room PL1, Shared Flat With Yard

Single furnished room available (I will take advert down when it's taken). You must have first months rent and deposit up front in money form. Some pets considered please ask, must be able to show vet flea treatment, vaccination and worming receipts.
I have been renting 2 rooms in my home to lodgers for 10 years. Some have stayed 2yr plus and others a few months depending on lodger needs.
It is a quiet flat we are friendly to each other but dont socialise together and all live in our own rooms. We are a clean and tidy house and would need a new lodger to also be clean, tidy and respectful. We work day jobs so no party animals, partying outside the house is fine just dont bring it home.
There is £300 deposit and £290 monthly rent paid up front not in arrears. DSS is okay but you will need to have the full £590 ready to go to move in. I need reliable monthly payments to make sure the mortgage is covered each month.
The rent includes council tax, gas, electric, water, tv licence, contents insurance, netflix 1 use, broadband wifi. There is no house phone.
There will be allocated cupboard for your use in the kitchen and bathroom and 1 shelf in the fridge and freezer allocated.
The garden is an enclosed gated back yard with space for a car/bike.
The room is 3m x 4m and has a single bed with memory foam mattress, bookcase, desk, wardrobe and drawers.
The bedroom windows are all sound reduced ones newly installed in 2015 so night noise is not a problem.
