This garage conversion (we call it an annex) is vacant in sought after location of canal hill.
The rent is £525 for single occupancy (an additional £75 per month towards bills for a couple; pets by arrangement also cost more).
The room is a conversion of the ground floor of a 3 story new build town house on Devonshire Rise, suitable for a professional lodger.
The annex has a small bedroom / living area and a shower room. The conversion was done 4 years ago so the space has a light, modern feel to it (I plan to paint again at the end of January), and the shower room although small is well appointed. There is also use of the Cloakroom in shared hallway.
The house is fully centrally heated and double glazed. It's a warm house.
There is a shared living room, conservatory, and kitchen diner. Spread over 3 storeys, the annex on the ground floor is relatively separate from the other lodgers, whose bedrooms are on the second floor. Shared space (kitchen/diner; lounge; conservatory) is on the first floor. Shared areas are cleaned twice a month by a cleaner.
You are welcome to have your own microwave, kettle, toaster etc. in the annex if you prefer not to share the main kitchen. The shared kitchen diner has all modern appliances, including dishwasher, washing machine, tumble dryer, microwave, Neff double oven, and two fridge freezers.
There is a built in wardrobe and sofa in the annex at the moment, along with a bed, ottoman, occasional table and storage unit. There is space for a small amount of your own furniture potentially, and there is a small storage space under the stairs.
There is Freeview TV in the shared lounge, but sadly no ariel point in the annex itself. Previous lodgers have brought their own TV and utilised this with a laptop, via the broadband.
The house is clean and relaxed with plenty of shared space. I work away so in the main I'm not around. There are two other lodgers who have been in the house long term and are settled. The current annex lodger is moving in with his girlfriend after a 6 month stay.
With regard to pets, I will consider small well behaved animals at a premium, providing on leaving a deep clean is conducted to ensure any smells or residue are completely removed.
The annex is available for viewings at the end of January. Viewings by arrangement in the evenings and at weekends. Please give me a call if you're interested so that we can arrange.
