Room in well equipped, friendly house

I have a room available in a well equipped house. The room can be furnished, unfurnished or part furnished.

Upstairs main bathroom and downstairs shower room.

The kitchen is clean and very well equipped with pretty much everything you could need,
a decent amount of storage space for food and half a large fridge freezer.
There is an outside covered area with storage and smoking area with sofa. I provide plenty of clothes dryers and there is a tumble dryer too. There is a good sized back garden although nothing special work planned over the next few months.

Along with the room and use of the house I provide if required
Two sets of towels
Wash baskets
Bed linen and bedding
TV if required and use of Netflix.
Use of super fast broadband 120mb+
All general use items around the house. Hand soap and towels, cleaners, toilet roll etc.

There is currently myself and one other lodger in the house. We're pretty chilled and easy going so looking for someone fairly similar with no preference to male or female. Although i do have gatherings of friends sometimes, its generally a fairly quiet chilled house not a party house.

I'm into my paintball, cars and gaming and my other lodger is into his boxing, mma, music and festivals. We are both into music and watching ufc boxing etc

Just off Ringwood Road near to Herbert Avenue so close to plenty of bus routes to get you to Poole, Bournemouth or elsewhere.

I'm asking £450 all inclusive which i think is fair with the quality of the house and everything you get included, but I am open to offers and would be happy to spread the deposit over the first 3 months to help get someone into the room.

Before I offer the room to anyone I will want to meet you with my lodger so we can all chat and see if we will all get along.
Let me be clear, I'm not a landlord with a bunch of properties, this is my home and I will be very selective of who I offer the room to.
I will only arrange viewings after a phone conversation. No viewings by email or text due to previous time wasters.
