Hello potential house mate!

We are a group of three young adults living in a great house, just ten minutes walk from the Moulsecoomb campus of Brighton Uni on Lewes Road.

Our fourth house mate is moving out in June due to her impending graduation!

Our house is a mid-large four bedroom over two floors. We have a driveway with additional parking roadside (non-main road) and medium-large rear garden with side access and shed. The house has double glazed windows and all up to date appliances: Microwave, Fan Oven/Grill, Gas Hob, Washer/Dryer and Fridge Freezer. Smoke alarms and fire extinguishers all up to date as are safety certificates.

The inside of our house is in very good condition and decorated nicely it doesn't look or feel commercialised like some student houses.

We have one bathroom including loo, bath with shower and an additional separate toilet room/WC. Our lounge is spacious with more than enough for the four of us to relax comfortably, and for the occasional house party. Our kitchen is only two years old and is big enough for multiple people to prepare food at the same time.

The room that is available is a single room. It comes with a decent bed and mattress, chest of drawers, wardrobe and desk with chair. I will upload pictures when I take them (shortly), but be aware that this is a small room, you won't be able to fit many people in there at once, although there is two windows so the room gets plenty of light and is more than suitable to study in and sleep in. It's cosy but has a lovely feel.

In addition to the desk in the room, you will be more than welcome to use the shared desk in the living area, for a change of scenery.

We all keep all areas of the house in a VERY clean and tidy condition at all times, so if you know you're too lazy or busy to do your share of all of the cleaning regularly, then please do not bother e-mailing me, it would just be wasting your time as well as mine. This includes washing up! (it does not pile up in our house)...

We do not live like 'Conventional' students... We are all clean, friendly and fun people (more like a house of professionals than students).

We have a large flat screen TV in the lounge with freeview and a selection of awesome games consoles. Obviously everyone is welcome to use these! PS3, Xbox 360, Xbox (original), N64, Wii (with various emulators).

Two of us work and study in the technology sector and thus we require and use a huge amount of bandwidth (on the internet), so we have the highest Business Broadband package from Talk Talk Business. You will not find better internet available in the area we live in.

All rooms are wired for network access and TV aerial. (In addition to full strength WiFi coverage all over the property.

We also heat our house! So no stingy people who aren't up for being warm. To clarify we are not excessive or wasteful, quite the opposite, (we recycle everything) but we do not like being cold and have a good agreement between us about the heating and energy usage.

Toilet roll, hand wash, toilet bleach, kitchen roll, air fresheners and washing up liquid are all paid for and used jointly. I buy it all once a month and add it to the household bill amount to be paid every 25th. The rent is paid to me directly, then I pay the landlord (also due on the 25th).

The security deposit for the house will be £368, payable before moving in.
At time of moving in, you must also pay one months rent in advance, £368.

Bills per person generally come to £50-65 per month all in. This includes TV Licence payments and household shopping (toilet roll etc.).

Our tenancy agreement states that we must have a TV Licence while residing in the property.

Bill amounts are non-negotiable and you must be comfortable with the idea of them fluctuating. More energy is used throughout the colder months and far less over the summer.

The landlord visits monthly to take care of the gardens and that cost is included in the rent.

The tenancy is only 11 months long. We get the opportunity to renew it each January for a further 11 months. Obviously if when that time comes, if we are all in agreement that we would like to stay on a further 11 months, the chance will be there.

You will be liable for your agreed share of the bills as well as the rent throughout those 11 months, whether you are in the house or not, including over the summer this is non-negotiable.

In the past many of us have had bad experiences with house mates, so we've come up with a few requirements of the new house mate:

1) Must be courteous towards the other house mates at all times! - By this we mean with noise, socialising and just generally not being a nuisance, We're all social people, yet don't cause each other any issues - especially when trying to sleep. (some of us work as well as study). Previously, two of us had a drum and bass DJ move in. He didn't tell anyone that he was a DJ when he met everyone and thus created a really nasty situation ending with him moving out as he began making stupidly loud noise at all hours.

2) We are VERY vigilant when it comes to paying rent and bills. We are jointly liable for both, so we have a no tolerance of lateness with money. - Again, if you have ever been late with bills or rent, or aren't in a great financially secure position, this house isn't for you.

3) Ideally you would be a social, yet hard working individual who is up for meeting new people when we do arrange social things, also joining in with our occasional house party or BBQ.

4) Must be comfortable and happy around a small cat.
