Large Double Room Near Seven Dials! Students Only

The room available is a Large fully furnished double room, near the brilliant seven dials with many pubs and shops. Room includes a double bed (New from Oct), a huge built in wardrobe with dressing table, a chest of draws, a shelf unit, a desk and chair and 2 bedside tables and is available to students only. It is only £433 a month not including bills, and the rent is paid quarterly. Internet and Water come to £18 a month and gas and electric are done every 3 months on the useage which worked out in Dec as £62 each for the first three months, so with bills the rent is roughly £470 a month with everything included.
The house comes with a gas and electric cooker (Gas hobs, electric oven), a fridge and freezer, broadband and washing machine, there is also a small living room with a sofa.
There are 3 other house mates, so a total of 4 bedrooms. 1 male (28) 2 female (21 and 24) all PGCE students, friendly and sociable! The room is available from now until the 31st August to a clean and tidy student who doesn't smoke. The house is such good value for money and straight through landlady so no agency fees (woop!) and in a fantastic and safe location, only a 15 min walk from Brighton station and 20 mins to the seafront. Parking is available on the street with a parking permit, zone Q (there is currently no waiting list). As the current housemates are all Post-grad students doing teaching, they all wake up fairly early during the week so the house is not really a party house. The STUDENTS ONLY rule is strict (Language schools don't count unfortunately, sorry!) There cannot have any exceptions due to council tax, so this is unfortunately out of my control. The no smokers rule is also strict, due to the preferences of the current housemates. A UK Guarantor is also needed for the rent, so please keep this in mind.
