Spare room in student house Brighton only £86 pw

I am student at Sussex University who has decided to retake my third year, so looking for a replacement. The room is a double room on the third floor of a town house in Brighton, has a view across the city and lots of storage space. The house has two bathrooms, one of which is opposite my room and has a shared kitchen/dining area. Also places to park outside and a shop opposite. Private landlord so no agency fees required but move in date would be 1st Feb latest, tenancy ends in July. Wifi and a TV license included in the £86 per week but bills aren't, the current housemates pay £35 per month into a joint account for these. £400 deposit required and first 3 months rent payment up front.
