Big Double Room Off Lewes Road Close To Everything

Double room for 411pcm (tenancy ends end August)

BILLS: come up to about 20 a month. I've paid your way for Wi-Fi till March (was about 31 for 5 months I think) so you really will be looking at 430 a month in total plus a 600 deposit paid to the agency.

LOCATION: property is off Lewes road. Bus stop is 3 mins walk away (Lewes Road Garage bus stop with 24, 25, 28, 29, 48, 49 and a few more). Sainsburys Superstore is 5 mins way away. Moulecoombe campus 10 mins walk Grand Parade campus 20 mins and City Centre is 30 mins.

HOUSE: there's a kitchen with a washing machine and tv room with big comfy couches and PS which the guys use some evenings.

ROOM: double bedroom with a double bed, desk+chair, wardrobe, high ceilings, double glazed bay windows with a nice view of the garden, radiator.

I have a lot stuff so I bought extra pieces of furniture which I'm happy to remove or leave for a small fee (bedside table 5pounds, tall white shelf unit 20 pounds) The black curtains are also mine, borrowed from a friend who will let it go for 30pounds, if not the landlord provided curtains (which is terrible in comparison) will replace it.

BATHROOMS: 1 bathroom has bathtub+toilet+sink (which is on your floor so you'll most likely use this shared with 1 other who has his own toilet+sink anyways). 1 bathroom upstairs has shower+toilet+sink which the 4 guys upstairs usually use.

HOUSEMATES: all students age 22-24; really nice people and haven't had any issues with them. Eddie's a bartender and does Maths at Sussex, James does Science, Ryan does Design, Johnny and John both do engineering. They're good fun and inviting but respectful of keeping the noise down when it's dark, especially on weekdays.

Best time for viewings would be from 10th Jan but if you desperately need a room, get in touch cause I have mates I can move in with at the drop of a hat.

BEST THING: NO AGENCY FEES as they are happy to do the swap for free. Usually the fee is 150-250 so big win for you!
