The house is not a show home; you can feel free to put your feet up here and make a mess in the kitchen (as long as you clear it up). It's a quiet area with easy parking (you might squeeze on the driveway but I have 2 cars, so you'll need to be good at parking), 5 minutes walk from shops, railway station, and park.

Facilities include Fibre Internet, well equipped kitchen, washing machine, small garden and a conservatory.

Reasonable use of power etc is included.

There's only one bathroom, but it's clean, and equipped with a powerful shower. There are two toilets.

You'll get plenty of privacy as I work in the week, go to the gym 3 or 4 evenings, and DJ at weekends.

I don't ask for a deposit, but I will require some rent held in advance, as previous tenants have often just left with no notice.

Most of my previous tenants have been discrete and considerate (both male and female), so I'm hoping to find an equally considerate house mate. As there's only one bathroom I prefer to share with one other person, but I may consider the right couple however rent would be negotiable for more than one person.

Pets are negotiable, but it depends on the pet... Reptiles, rodents, and other small animals are ok, so are well behaved cats, but large or insane dogs may be a problem.

I'll consider a student but remember the house rules: I'm no one's mummy... Clear up after yourself, be considerate (especially if you come in at 3am), and no smoking in the house (under threat of instant eviction) but outside is fine if you clear up.
