Very large room with en-suite in seafront flat

Hi! I am currently looking for a flatmate who can move in May time.

The flat is gorgeous and is right on the beach on a quiet one way street away from the main seafront road in Hove. The lounge and balcony have gorgeous sea views. There are 2 bedrooms. It’s a quiet but lively place with the beach literally on the front door. We have a large kitchen and the lounge is really large with 2 big sofas, arm chair, smart TV, coffee table, dining table, etc etc! The landlady has installed a new electric oven and gas hob. We also have a washing machine, a new dishwasher and new fridge freezer supplied by me. We are really spoilt for storage space too. There is a main bathroom too.

The bedroom on offer is really large (4m x 3. 5m plus) and has a full en-suite bathroom (loo, sink, bath with shower above) which was new about 3 years ago. It has built in wardrobes and another large cupboard. It will be unfurnished.

The flat has all the nice modern features but is still really cosy and has always had a nice feel about it. I've lived here over 8 years and it’s really somewhere I love coming home to!

I’m looking for someone who enjoys a chat but not a party animal with loads of mates crashing over all the time! I’m not adverse to the odd party or lively gathering now and again though. I'd also want it to feel like a home to my new flat mate. I really like sharing a flat but equally enjoy time on my own and appreciate others' need for space and quiet.

I’m a 37 year old Brighton girl. I work as an Environmental Manager on construction sites and helping a little bit to save the planet! I recycle like a demon but I’m not an eco-freak! I’m tidy but not a neat freak or a nag! I like to go out with my different groups of friends but also like staying in to recharge my batteries after a long day at work. I like all the usual things like travelling, movies, music etc. and getting out and enjoying Brighton. All in all I’m a funny, caring girl who my friends tell me has been the perfect flatmate.

The flat will be available early May. Current flatmate is moving out of Hove for work. We have a very good private landlady so no letting agent or extortionate fees involved. She is also very good at sorting things out quickly.

Now for the important money talk! The room is £650. Bills are on top. I would consider anyone who may wish to reduce rent based on Monday to Friday arrangements so get in touch and we can chat.

The deposit is 1 months rent to be held in the secure deposit scheme. Holding deposit is £100 which would be taken off the first month’s rent. Admin fees are £150 with a £30 fee if a guarantor is required.

The tenancy specifies no couples I'm afraid, only 2 people can live in the flat. And sorry, much to my displeasure no pets either.
