Double room available in lovely maisonette

Hello!

My name is Ellie and I’m looking to find a friendly new student housemate to share in a lovely 3-bedroom maisonette near 7 Dials and St. Ann’s Well Gardens, Hove.

The room is becoming available on the 20th April when I will be moving out, so I’m looking for someone who will be a good match to join treasured current housemates Vicky (27) and Holly (21) who are both students of Illustration in their second year at the University of Brighton. The contract will initially be drawn up for 6 months, with the option to stay on for longer. Vicky and Holly intend on staying until the end of summer 2015, after graduation (at least).

Ideal housemates would be open, easy-going and considerate students who are creative and/or enjoy art and music. The house is non-smoking, but smoking outside is fine. The room is only available to a single person (no sharing).

Location:

Lyndhurst Road is situated in a quiet area, roughly a 20 minute walk from town. It’s a short walk to a bus stop where N7 buses run regularly into the centre of Brighton every 7 minutes or so, and right next to local shops. The nearest supermarket is Co-op, which is about a 5-minute walk away.

There is a choice of one of two rooms:

Both are ‘unfurnished’ but there will be an opportunity to either adopt or buy some bedroom furniture from me when I depart (sob!) The rooms available are:

- A large double with a decorative period fireplace, which is £360 pcm (excluding bills)

- A small double, which is £320 pcm (excluding bills)

The larger room is just shy of 3. 5m square, and the smaller one is 3. 5m x 2. 10m (with a 70cm square indent). They both easily fit double beds plus all the standard furniture.

Some of you eagle-eyed room seekers may notice that the same furniture is pictured in both rooms... that's because I've lived in both rooms during my time in the house - and one of them is an older photo :P

The maisonette has all mod cons including: a bathroom with shower, a large TV, access to the internet, a washing machine and fridge/freezer.

An important point to add is that the large attic living room space that we have is used both as a living room as well as a working space with shared desks, scanner/printer and record player etc. We also share lots of books/films and art equipment, so you’d be welcome to add your collections to the mix. The picture I’ve posted shows this space ‘empty’, but you get an impression of the room’s size as well as the light we get from the skylights.

Requirements to move in:

A UK guarantor
A deposit (1 month’s rent)
The first month’s rent in advance before moving
Referencing/Contract fee - £90 altogether
