3 rooms becoming available in lovely house!

3 rooms becoming available in lovely house in convenient location, very near to Hove station, half an hour walk to the center of Brighton, and most importantly there's a pub on the road! (I’ll add photos of the house asap)

Sadly my housemates are moving onto pastures new so I’m looking for three people to move in and keep me company. The house is very spacious and sociable with a ground floor perfect for entertaining. There’s a really nice living room with a dining area that leads onto a cosy kitchen. There’s also a downstairs toilet and an outside patio/garden area which is great for summer BBQ’s.

On the first floor there are two bedrooms and the top floor consists of the other two bedrooms and the bathroom. All the rooms are doubles and spacious but will be most likely be unfurnished.

Bedroom 1: Top floor room available from the 2nd of March. It also has two built in wardrobes.

Bedroom 2 and 3: Both first floor rooms available from the 2nd of April. Housemates will actually be moving out mid-March so slightly earlier could possibly be negotiated.

We have a letting agent who will require reference checks, and a deposit of I think £525 (I will double check) and a small agency fee. All three housemates are officially giving their notice at the end of this month so the first month for bedroom 1 you would pay the existing housemate directly and then we will all sign the tenancy agreement when we fill the other two rooms. This means you won’t have to pay your deposit for a month.

Bills are currently £102 per month and at the moment they also includes the cost of communal items such a loo roll and cleaning products but we can all discuss this.

Here’s the challenge! My housemates furnished the property before I moved in and are taking most of it with them so I’ll be creatively trying to source furniture when they’ve gone. If you have any to bring with you amazing, or if not we can all find some gems on freecycle and perhaps chip in for a van to pick them up. We’ll be left with a very nice dining table and the kitchen has a fridge, cooker, microwave etc. but we’ll need to find a sofa and a few other bits.

At the moment the house is on a monthly rolling contract as there are a few bits of work that need doing to the kitchen roof (don’t worry there are no leaks and everything works) but they could in the future want us to sign a longer contract, all this is to be negotiated.
