Double room in Hove

We have a room available for rent from April 15th.
The room is a double and will be completely unfurnished on move in. Shared kitchen and lounge.
The flat's just a few minutes walk from Aldrington train station and there's a bus stop pretty much opposite the front door. Great local amenities and some amazing pubs nearby.
The rent is £325 per month and the bills currently come to about £90 per month each, including broadband and council tax.
The deposit on the day of move in will be £427 and there's an agency reference fee of £120 to be paid beforehand.
I'm a 30 year old female professional, working in Hove. The other housemate, Duncan, is 37 and works in Brighton. Ideally we're looking for someone who's keen to do some socialising as a household - communal cooking, watch a DVD, trip to the pub etc.
