Oblique sea views (if you walk to the top of the road) and so close to the sea you can almost smell it...


1 minute walk from the Royal Sussex County Hospital.
It's a 5-minute stroll from the beach and about 7 minutes from the Concorde2; “Brighton’s leading live music venue & nightclub” – don’t worry, you can’t hear it!

In beautiful Kemp Town with its coffee shops, public houses, charity shops, antique emporiums, restaurants and close to the co-op and two local little grocery stores, a chippy and Thai takeout.

THE HOUSE
This is a lovely big regency style property (maisonette) with period features, including fire places in every room (apart from the bathroom). The whole house has huge rooms with high ceilings and is in a great location. It was fully painted about 6 years ago and still looks pretty good.

THE ROOM
It is on the first floor of the building (lower floor of our mainsonette) at the rear of the property, is south facing and benefits from being flooded with the early morning sunshine. It has a bay window, which is double glazed so it is one of the warmest rooms in the winter. It comes with a wooden bed frame & mattress, side table and a beautiful 1950/60s double wardrobe. There is an open fireplace ideal for some fairy lights :)

KITCHEN: it has a nice size very useable kitchen with sash window. Gas hob with electric oven* huge fridge/freezer, Large Bosch 6.5KG washing machine, microwave, kettle and toaster and DAB radio.

*the oven will be professionally cleaned in the next couple of weeks

BATHROOM: a sizeable room with large sash window, with a very good over bath shower.

THE LOUNGE
Large shared LOUNGE with feature fireplace; two comfortable sofas (one is a sofa bed, so guests can stay), TV, TiVo and DVD player. Virgin supply our broadband (VIVID200 - top speed available), phone, and TV package. You ONLY pay additionally for phone calls you make.

The loft has been fully insulated and we have a reliable combi-boiler which is around 6 years old (& of course annually serviced/checked)
THE IDEAL CANDIDATE
It would be great to find a housemate who wants a long term let and who is looking to make this place their home.

THE MONIES
This, I believe, is an unusual house share as the rent includes the supply of sundries such as; toilet roll, hand soap, washing up liquid, washing up sponges, foil, kitchen towel, cling film, dusters, jay clothes, toilet cleaner, bleach etc. You will NEVER run out and there will never be any arguments about whose turn it is to buy the toilet roll! It really is an EASY LIFE with no monthly splitting of bills or sharing of any of that responsibility - I want to help you to enjoy living here as much as I have.
