Spacious Double Room to Let in Patcham

Hi, I am looking for a new flatmate as one has moved away for work.
A little about the place:
The flat is in the Patcham area of Brighton and near a Sainsburys local, and the 5B bus stop, meaning town is about 15 minutes away by bus. Asda (Hollingbury) and other shops are a 5 minute walk away and the A27 is just up the road for easy access to London/Worthing/Lewes and beyond.
The flat has the following amenities: Washing machine, dishwasher, Wi-Fi, basic Freesat, a shelter for bikes, a small lounge, modern kitchen and one bathroom and a Garden with clothes airers.
The bedroom is a double and currently has 2 single beds, however, a double bed can be arranged if needed or you could provide your own. The room also has a fitted wardrobe big enough to keep all of an individual’s possessions.
You will be sharing the flat with moi. I am a professional, friendly and pretty laid back. I am looking for professional(ish) or mature students/people, age range 21-60 who are easy-going and relaxed, and also reasonably tidy. I am by no means a clean freak but I like living in a clean environment and we both make an effort to keep the place clean.
The room is available from September 01st. I will require, 4 week's rent as deposit plus another 4 weeks in advance. The rent includes everything else except a TV licence.
