This very large double bedroom is furnished with a Smart HD TV, Sky Q (Ultra HD) box, a double bed, 2 bedside tables, study table with chair and built-in wardrobes. It also has a lovely view of the foliage outside.

The house has wireless broadband thoughout, Sky Q (Ultra HD) box, 50 inch HD TV, Netflix, gas central heating, a large kitchen with breakfast counter, a separate utility room (dishwasher, washing machine, tumble dryer, fridge freezer) and 2 combination microwaves, 2 living rooms and cloakroom. The house is located in a secluded and quiet cul-de-sac. It also has a lovely garden with two decent sized gazebo mounted on a modac sandstone patio. The garden also has a gas BBQ for social get-togethers.

All bills (electricity, gas, water, wifi) are included and the property comes with parking.

The house is located within easy reach of Basildon Town Centre, in addition to Basildon and Pitsea Train Stations. It is on the 8/8A bus route and 5 min walk from the 22/28 bus route. Basildon train station is a 15-20 min walk.

Although I don't smoke and the house is a smoke free zone, smokers may smoke outside. I have three cats which would obviously affect people with cat allergies.

I'm sure that you can appreciate that when renting a room, it is very important for me to screen any prospective lodger that is going to be sharing the house. In order to screen applicants, I use SpareRoom's Tenant Referencing Department - they charge £76. 50 for this service, which is recovered from the prospective lodger.

All successful applicants sign a Lodger Agreement (Excluded Licence Agreement) so that the rights and responsibilities for each party are clearly set out.
