Auchtermuchty is ideally placed for the commute to Cupar, St Andrews, Dundee, Perth, Stirling, Dunfermline, Kirkcaldy. It is a 5-10 minute drive (bus journey takes 12 minutes) to the main line train station at Ladybank and the M90 motorway.

The house has parking, DG and new gas central heating, newly fitted kitchen and bathroom.
Full use of kitchen (dishwasher included) and dining room, living room (with wood burning stove), broadband, garden and council tax included. Gas and electricity are shared. The heating and appliances are all new and energy efficient.
