Single Room to Rent.

Ad ref# 1746389

UPDATE as at 5 Nov 2018: Sorry the pics show a double room which is no longer available. Currently preparing a single room and when ready the pics will be uploaded, hopefully, within the next couple of days.

Please note that if you wish to book this room, a booking fee of £100 will be charged. If you cancel or reduce the period of your booking that payment will be retained by me. This fee will be offset against the 'Security Deposit' once the 'Lodger Agreement' is signed.

VERY IMPORTANT: Please read my advert carefully and thoroughly before making a booking.

Preference given to Mature Professionals, PHD students or PostDocs. If I you are an undergraduate, the contract will be limited to a maximum of 6 weeks and will be extended, only, if you can prove to me that you are a mature, responsible adult.

Mature, responsible and domesticated males/females only. You will be expected to keep your own room clean and tidy, wash and dry your own dishes and keep the kitchen and bathroom clean. If you are paying the lower rate (under Option 1) you will be expected to do further household duties. I will grant a dispensation from these extra chores in the week before and throughout the period of your exams (students only).

Option 1: £168 p/w pro-rata - only for those who are willing to sign a 'Lodger Agreement'. Payment Method: monthly in advance.

'Security Deposit' to be paid and 'Lodger Agreement' to be signed immediately upon arrival (contract length negotiable, minimum 6 weeks, 6 weeks notice required). Please note, that no luggage will be permitted into the room until both the 'Security Deposit' is paid and the 'Lodger Agreement' is signed.

Option 2: £45 per night for those staying for 1 or 2 nights, £40 for 3 to 6 nights, £35 per night for 7 and more nights. Security Deposit £150, but no 'Lodger Agreement' required. Tea/Coffee and biscuits provided free of charge for those paying £40 per night, or more.
Payment Method: Whole amount to be paid up front on day 1 of arrival, regardless of length of stay. No refund given for early termination (except for the Security Deposit if there are no breakages).

Notes:

1. Council Tax is extra if you are a UK tax payer and you are treating my home as your main residence.

2. All bedding, bed linen and towels provided. If you are just paying the minimum rate (under Option 1) then the bed linen will be removed and washed once a fortnight only (but not ironed though). Under Option 2, they will be removed, washed and ironed, once in every FULL week period.

3. Check-In: Not before 3 p. m.
Check-Out: No later than 11 a. m.

4. I must stress that meals are not included.

5. ALL breakages, missing items and damage to property must be paid for.

6. Once you make first contact, please ensure that you come back to this site on a regular basis to pick up all your messages from me. If you wait too long and do not follow all the protocols there is every chance the room will go to someone else.

Important: Applies to long-term lodgers ONLY (under Option 1).

A one-to-one interview will be conducted, either in person or over the phone, for bookings of 6 or more weeks. I prefer one-to-one, in person, which will allow us to determine whether we're compatible with one another. However, if you are unable to attend for an interview, in person, please do not let this discourage you from responding to my advert.

MY PROFILE & IDEAL LODGER:

I would describe myself as a 'truth seeker' and am forever delving into the nature of reality, consciousness and the human experience. I'm an Hons Maths/Stats Graduate, an "out of the box" thinker and in my spare time I love to study quantum physics. I also love to study the oldest of the Chinese Classics, the I-Ching, which I try to tie in with the former. Furthermore, I am a big fan of the late philosopher Robert Anton Wilson and subscribe to his philosophy of "Maybe Logic" - in other words, I don't hold onto rigid belief systems, I just go with the flow, always shifting and moving consciousness, so what is true for me now won't be next year because I will have evolved even more by then! ;-) - so if you are interested in science or philosophy/metaphysics and are striving to understand the meaning of life then I'm sure there will be plenty for us to talk about. :-)
Furthermore, I love people who have passion and spirit and who are continually striving to improve themselves. Although I don't expect perfection, I prefer people who have the ability to overcome and learn from their mistakes, are not too self-absorbed and live by the Golden Rule of treating others as they would wish to be treated themselves. If this describes you then I'm sure we will get along great.

HOUSE RULES/DUTIES: I strongly suggest you discuss these with me before booking the room. If you would like a list of the household chores I can forward this to you. Under Option 2, the household chores are limited.

However, some of the rules/duties are as follows:

1. No-shoe rule, as my carpets are light coloured.

2. Those paying the minimum rent must do their share of housework.

3. Wok cooking only allowed occasionally.

4. Strictly no smoking. No hot food or red wine in the bedroom.

5. Limited to 2 free wash/dries per week, for those lodging for 4 weeks and longer. 1 free wash dry per week for those lodging between 7 and 27 nights. £5 per wash dry for those lodging for less than 7 nights. You must provide your own washing powder though.

6.. Sorry, but I no longer provide an iron, as so many have been damaged (burnt plate!) in the past and I'm fed up having to replace them!!

7. I reserve the right to enter the room, periodically, to ensure everything is in order. In respect to your privacy, I will give notice before entering your room.

BOOKING PROCEDURE, PLEASE FOLLOW TO THE LETTER:

1. Apply in the FIRST INSTANCE via the message service on this site.

2. Full name and age required and whether you are a student (undergraduate or otherwise), working professional or holidaymaker.

3. Exact dates for the duration of your stay. For example, if you confirm a booking from 1 to 5 December 2018, I count nights i. e. 5 nights in this case and presume you are leaving no later than 11 a. m. on the morning of the 6th.

4. Once I reveal my e-mail address you must confirm the booking immediately i. e. to the e-mail address provided. If you do not do this then your booking will not be accepted by me.

AREA:

Within a 5 min walk to 3 supermarkets (Morrisons, Aldi, M&S Food Hall), St Andrews Hospital and Bus Stop. 20 min walk to the centre of town and most University Buildings. Lovely quiet neighbourhood with ample parking, either, on my driveway or on the roadside - both very safe options.

Look forward to seeing you!!

Best regards,

Eileen
