We have a lovely enormous double room on the 2nd floor of our large, Victorian, friendly, house in St Thomas in Exeter. The room has a windows on two sides and a view of the Cathedral! It was newly decorated and furnished in the summer of 2008 and has a 5' bed, desk, chest of drawers, bedside table and 2 wardrobes. The house has a fantastic, well equipped kitchen, a good sized, private garden with sheltered decking and a table and chairs for al fresco dining, a secure covered area to keep bikes, and free street parking (no permits required). The room is available from 28 December 2011.
A new bathroom, in addition to the shower room/WC/basin on the top floor, was installed last February so there are plenty of bathroom facilities. The hall, stairways and sitting room aare at present being redecorated so the house will look fresh and clean by the time the tenancy starts.
The kitchen has three fridge/freezers, a washing machine and dryer, a dishwasher, microwave and double oven range, new washing machine and drier. There is a good sized table and chairs in the kitchen, which looks out onto the garden. There is a sitting room with 2 sofas and an LCD TV with Freesat (HD ready). Wireless Broadband is provided by Virgin cable (10mb).
The house is near the Quayside bars and restaurants (10 mins walk) and it is 15 mins walk to the City Centre. Sainsbury’s is about 5 mins walk away. There is a major bus route about 3 mins walk from the house, and St Thomas rail station is about 5 mins walk. The University campuses are within walking distance - about 25 mins for St Lukes and 30 mins for the Streatham campus. Exeter has well developed cycle routes so travelling by bike is easy, and avoids parking charges on the campus.
Existing tenants are mostly young professionals or postgraduate students in their 20s/early 30s. There are 6 bedrooms in all, with one occupied by a couple. It is a friendly house and everyone does their share to keep the place clean and tidy.
The rent is £425 pcm, inclusive of Council Tax, electricity, gas, water, TV licence, Freesat and wireless broadband.
We will need references and a month’s rent as a deposit. We are looking for professionals or mature students as tenants, who must be tidy and non-smoking (or prepared to smoke outside only). Minimum let 6 months. Sorry - no pets.

Street parking - but there are always spaces. The house has a lovely back garden, a newly fitted kitchen and my room has always been a good space to both work and to relax. Ben, also a previous tenant, says: "Properties owned and managed by Adrian and Jill Sheen are very well appointed and maintained – if you have a problem they are on hand to fix or improve whatever is the problem. When I first moved into their St Thomas house, the internet wireless connection was not strong enough to reach my room, so they placed a booster at the bottom of the stairs which provided a good signal to my room. As landlords, they manage to keep an eye on the condition of the house and gardens, and also on the wellbeing of people in the house, without seeming to be at all intrusive. I think they take care to put like minded people together and I have made a couple of really good friends amongst my housemates. I am certain though, that had there been any sort of problem, either or both Adrian and Jill would have been on hand to sort it out. I think it is a huge advantage to be able to talk directly with your landlords and not have to go through agents.
I have been very comfortable in St Thomas, there are bus and rail links within walking distance and if you don’t mind walking, the University is a nice 20minute walk on a fine day. There is also always somewhere on the street to park if you have a car, usually within 10 yards of the front door. Local shops provide everything you need, from banks and supermarkets to chemists and fast food outlets.
If you are looking for a room in a shared house, I can highly recommend Adrian and Jill Sheen‘s properties – in my experience, they have been kind and both fair and honest."

It has been great to get to know you and to have lived in your house, I think that the fact that I stayed there for over a year indicates that it was the best house I've lived in."
