**** ABOUT THE ENSUITE BEDROOMS ****

This property offers five very spacious, fully furnished rooms, each with their own en-suite facilities.
The ensuite areas, just like the bedrooms, are much larger than average, with four of the five ensuites in the property containing BOTH bath and shower facilities.

**** DESCRIPTION OF THE COMMUNAL AREAS ****

The front entrance opens into a porch area. A second door leads on to a large entrance hall which features the original Victorian mouldings found throughout the house. Here, the height of the ceiling and width of hall, begin to provide a sense of just how large this property is.

The hall leads on to a huge communal kitchen. The kitchen has a large range cooker, oversized fridge and freezer, integrated washing machine and a full complement of household equipment, including crockery.

There are two separate dining areas and lots of storage. This includes cupboards that are individually assigned to your room, as well as many other communal cupboards.

Double doors lead from the kitchen to a huge bay-fronted living room. The space is well decorated, with large comfortable sofas and flat screen TV. There is also a desk/study area in one corner.

The living room has a large chandelier in the centre of it's beautiful ceiling rose.

However, the hallway and the kitchen are also lit by chandeliers. (With these tall ceilings...it would be a crime to use anything else!)

Free, high speed, wireless broadband is available throughout all areas of the property and....

... a regular cleaning service for the communal living areas is also included in the price!!!

There is a rear entrance to the kitchen from the garden area, which in turn leads to a parking area at the back of the house.

The large parking area is covered by sensor activated security lighting and is surrounded by high fences and mature trees. The entrance to the parking area is enclosed by a huge iron gate, to which housemates are provided their own key.

The garden features beautiful tall trees, mature bushes and colourful flowers. You will see a large variety of resident and visiting birds, along with plenty of squirrels and even the odd visiting fox late at night.

This makes the perfect setting for relaxing on the large raised decking area, where outdoor seating and even a BBQ are provided, so that you can make the most of the surroundings.

And don't worry....the maintenance of the garden area is included in your weekly rent, just like the cleaning service for the communal living areas back inside the house. So you can just sit back and enjoy!

and TRANSPORT LINKS ****

This property is located in Monton, Eccles. It is a very short walk (down the road) to Monton village, which boasts a range of bars, restaurants, cafes and shops. There is also a large variety of takeaways and a Tesco Express on Monton Road.

Heading in the opposite direction, within a 5 minute walk of the property, there is a Train station, along with a major Bus and Tram terminal in Eccles centre. Here you will also find a large shopping centre with a variety of stores and two large supermarkets(Aldi and Morrisons).

There are a number of recommended restaurants near to the train station, along with plenty of bars and takeaways spaced throughout the area.

The M62/M60 motorway networks are also within a few minutes of the proprty.

Due to the property's location and it's excellent transport links, Manchester City Centre; Media City; Salford Quays, Trafford Park and the Trafford Centre, are each only minutes away. In addition, Salford Royal Hospital (Formally Hope Hospital) is only a five minute walk away from the property.

**** DEPOSIT, RENT & CONTRACT ****

Rent is as advertised above for Single Occupancy.
A £30 per week supplement will be added to that rent for Double Occupancy.

The deposit is comprised of an amount equal to a month's rent and a separate £200 security deposit.
(Please Note: The above is the deposit. The first rental payment is seperate to this and will also be required prior to moving in to the property.) See below for further detail.

The month's rent taken as part of the deposit, is also equal to the notice period required should someone decide to leave. When leaving the property, housemates can choose to use this money as the rental payment for their final 4 weeks at the property or pay the rent as usual for the final month and have the deposit returned to them when they leave.

The security deposit of £200 will be returned once the housemate has moved out, following a room inspection to check for damage, cleanliness etc.

Rooms will only be considered as taken when the deposit has been paid in full.

Weekly, Four Weekly or Calender Month rental payments can be taken. Simply discuss payment preferences when viewing the property. Rent should be paid via BACS.

The first rental payment must be paid at the same time as the deposit.

At the time the deposit is paid (if not before) the housemate must confirm the date they will be moving in. Rent will then be taken from the date agreed.

The deposit and first rental payment must be paid prior to moving into the property. This can be paid by cash, cheque or bank transfer. (If paying by cheque, a suitable amount of time will be required for the funds to clear.)

There are no agency fees.
The property is run by Private (and very Friendly) Landlords.

CONTRACTS
Contracts run for a minimum of 6 months.

A current passport or other form of valid picture ID and a minimum of 2 references will be required.
