Double bedroom in New Moston family home

We are looking for a friendly, female lodger to share our four bedroom house in a lovely, quiet area of New Moston. We have one large, furnished double bedroom available on the first floor.

You will be sharing with:
- Us: a professional, married couple in our late 30s, and our baby boy born in summer 2019. (So being a heavy sleeper, or being able to wear ear plugs is an advantage!)
- Another (female) lodger
- Our (old and doddery) border collie

Rent is £350 pcm, including all bills.
Monday to Friday lets and short term lets considered, rates TBA.
We are looking for a female as the current lodger is female.

We find the kitchen/dining room area to be the nerve centre of the house, where we catch up while cooking or eating. We also like to have the occasional dinner together as a house, for Christmas or other special occasions.

The house is an Edwardian semi-detached which overlooks Moston Brook nature reserve and Rochdale Canal. We have central heating and double glazed windows throughout, Sky TV in living room, and unlimited wireless broadband. We also have dishwasher, microwave, espresso machine, electric oven, washing machine and tumble drier. There is an open plan kitchen/dining room with views out to the garden and the Moston Brook nature reserve beyond.

The house is well located for transport links: we are a short walk from the Failsworth metrolink station, which is four stops from Victoria Train station in Manchester city centre. We are also a short walk from a busy bus route between Manchester and Oldham, with frequent buses during the day, and night buses for any nights out. There are bus links to North Manchester General Hospital and we are only a few minutes drive from the M60.

In New Moston, within a couple of minutes walk from the house, we have a doctors, chemist, news agents and convenience stores as well as a couple of beauty salons. In addition, there is a Tesco, an Aldi and a Morrisons in all walking distance from the house. The local leisure centre, library and Post Office are a 10 minute walk.

There is no smoking in the house, but there is a covered porch at the front and areas to the back of the house which can be used for smoking.
